What makes it hard

Liability is rarely clear-cut

Who pays depends on when the bugs arrived and what the tenancy says. In England the Homes (Fitness for Human Habitation) Act 2018 and the Housing Act 2004 HHSRS framework treat pest infestations as a potential hazard; Scotland has the Repairing Standard and Wales the Renting Homes (Wales) Act 2016. Whatever the outcome, an infestation left to spread costs far more than one treated early.

Blocks and HMOs spread the problem

In flats and shared houses bed bugs move between units through walls, floors and communal areas. Treating one bedroom while the adjoining flat stays infested means the job never finishes. Our contractors are vetted on how they inspect and treat neighbouring units, not just the one that reported it.

Cheap treatments come back

A single spray by a general pest controller often leaves eggs and bugs behind. We score every contractor on customer follow-up calls after the job, so the ones who get it right first time are the ones we send your work to.

How The Bed Bug Network helps

  • One request covers any property in our 179 towns — we match by postcode to the nearest vetted specialist.
  • Contractors are insured, mystery-called and ranked on results; underperformers are removed from the network.
  • You get a written, no-obligation quote direct from the contractor — nothing is marked up by us.
  • Need a report for a tenant, deposit scheme or insurer? Ask the contractor for a treatment report; our members are used to providing them.
  • Multiple properties or an ongoing portfolio? Tell us in the request and we will match you with a contractor who takes on repeat work.

Common questions

Is the landlord or the tenant responsible for bed bug treatment?

It depends on the cause and the tenancy agreement. If the infestation was present at the start of the tenancy, or spread from another part of a building you control, the responsibility usually sits with the landlord. If the tenant brought them in, the tenancy may put the cost on them — but many landlords still arrange the treatment to make sure it is done properly and promptly. Our guide on bed bugs in rented accommodation goes into more detail.

How quickly can a contractor attend a rental property?

Most requests are reviewed within a few hours and the matched contractor contacts you directly. Same-day or next-day visits are often possible for urgent cases, subject to the contractor’s diary.

Do you charge landlords or agents?

No. The service is free for anyone requesting treatment. The network is funded by the contractors who join it, and they cannot pay to improve their ranking.

Can tenants use the service directly?

Yes. Tenants, landlords and agents can all request a quote. If a tenant requests treatment for a property you manage, the contractor will usually want your authorisation before work starts.
